Step-by-step processing of your property purchase

Once all required documents from the buyer and seller have been submitted and all necessary inspections have been completed, the notarized purchase agreement is drawn up. This agreement contains a detailed description of the purchase object, the purchase price and due date, the right of withdrawal, the contractual penalty for late payment, and the terms and conditions for the transfer of ownership. Without notarization, the purchase agreement is void.

After the purchase agreement is signed, the purchase price is usually paid. Subsequently, the transfer of ownership is completed through registration with the land registry office through a notarial deed and the payment of real estate transfer tax. The land registry entry is usually handled by a lawyer and must be completed shortly after the purchase agreement is signed.

Although there is no longer a legal requirement for the notarial recording of purchase contracts since January 2014, the buyer should consult a lawyer for both the land register search and the purchase contract.
