Required documents for the buyer

To purchase the property, the buyer needs

  • a valid passport

  • a Greek tax number (AFM)*

  • a certificate from the responsible tax office confirming the payment of real estate transfer tax

*The application for a tax number (AFM) must be submitted to the competent tax office (DOY), either in person or by notarial power of attorney to a third party, submitting the following documents (natural person): Personal data of the applicant: first and last name, father's first and last name, mother's maiden name, date of birth, place of birth (GR) or country of birth (abroad)

  • Information according to ID

  • Nationality, occupation and marital status

  • Full address

Foreign nationals identify themselves with their passport and birth certificate.

Required documents for the seller

For the sale of the property, the seller must submit some more documents, namely

  • a valid passport

  • a Greek tax number (AFM)*

  • topographical plans of the property

  • Certificate from the responsible tax office confirming the payment of inheritance or gift tax

  • Certificate of payment of real estate tax in the last five (5) years

  • Certificate of any or no income from the property (in the last two years)

  • Land register/cadastral extract

  • Certificate from an engineer confirming the absence of building law violations or the legalization of any building law violations and the payment of the corresponding fees

  • Energy efficiency certificate

  • Certificate of clearance from the seller from the responsible tax office

  • Certificate of an engineer according to Greek Law 4014/2011 on the inspection of the property and determination of the non-existence of building law violations

  • Certificate of completeness of the building's electronic identity

  • Building permit for developed properties built before 1983

  • Certificate from the relevant municipality confirming payment of all municipal fees; the notary may not notarize the purchase contract if this certificate is not available
